The tenant portal can be accessed below where you can do the following:

  • Pay your rent and other charges online

  • view your current Balance

  • submit maintenance requests

Additionally, through the tenant portal, you may setup automatic payments, setup automatic reminders for rent, and review your payment history.

Remember, maintenance emergencies should never be submitted online. In case of a maintenance emergency, call the maintenance emergency line which is (775) 391-8088. A maintenance emergency is defined as: fire, flood or leaks, non functioning plumbing, non functioning heating, or non functioning hot water. If the emergency results in a life safety hazard, IMMEDIATELY DIAL 911, then call the maintenance emergency line.

How do I apply for a unit?

After you read our Rental Terms, Criteria, and Conditions, click here to be rerouted to our vacancies tab. There you can browse our current vacancies and apply for a unit directly from the page of the vacant unit.

Why is there an application fee?

The application fee covers the cost of running the background and credit check charged by our vendor as well as office administrative cost.

What if i apply for a unit but someone else qualifies before i can provide the necessary documentation?

As we run applications on a first come, first serve basis, whoever has the first 100% completed application will be ran. In case your application is not completed, we will hold your application for 90-Days so that you can apply for another unit without having to repay the application fee.

Why is there a charge to pay rent via credit/debit card?

The fee for using a credit/debit card is the fee charged by the payment processing vendor for processing the credit/debit card transaction.

Is there a way to pay my rent online with no fees?

You can currently pay rent online using an e-check for zero fees. You can do this in the tenant portal.

Why has my maintenance request not been completed yet?

Maintenance requests often require owner approval unless they are maintenance emergencies. If the request has not been completed yet, most likely our vendor is awaiting owner approval to perform the work or the vendor has not been able to get a hold of the tenant. Please ensure if you receive a call from a vendor you schedule it with them. If you have not heard from us a week after submitting the request please send us an email at info@triexmanagement.com.

How do i get my security deposit refunded?

The most common security deposit charges can be avoided by keeping the following things in mind:

  • If you are going to hang things on the wall, do so with paint safe adhesive strips, not nails. Often simple nail holes cause hundreds of dollars of drywall and paint damage.

  • Be careful with the shower curtain/door - a little water can cause a lot of damage!

  • Routinely change furnace filters - this is required in TriEx Management’s lease.

  • Regular household cleanup prevents the buildup of dust and dirt which can become ingrained in carpets and soft surfaces.

How long does it take to receive my security deposit refund?

NRS.118A requires a security deposit check and statement to be postmarked 30 days from the move-out date. TriEx Management does everything it can to process deposits in a timely manner, but it usually takes a week or two for our vendors to give us an invoice or bid for their services which use to charge the security deposit.

How do i turn in my 30 day notice to vacate?

Click here for our 30 Day Notice to Vacate form. After you fill it out, please email it to info@triexmanagement.com or bring it to our office. You must turn your keys into the office on the move-out date listed on the notice. Failure to turn keys into the office will result in prorated rent charged until keys are turned in.
